Senior Asset Officer (Belfast)

VANRATH are pleased to be recruiting for a Public Sector organisation for a Senior Asset Officer based in their Belfast office on a permanent basis. The Senior Asset Officer with assist the Asset Manager in the delivering of a professional, technical and customer facing estates maintenance service.


Duties include:

  • Provide a quality customer service to tenants and other external clients
  • Develop and manage internal customer service relationships with the communities, care and support as required
  • Contribute to the overall administration by ensuring that procedures are adhered to
  • Deputise for the Asset Manager as required and act as their support
  • Maintain oversight of the team’s performance and produce reports to reflect
  • Chair weekly team meeting and report to the Asset Manager
  • Prioritise emergency and health and safety related incidents to ensure immediate remedy
  • Under guidance from management, direct and supervise the team
  • Monitor and report on expenditure against budgeted amounts
  • Assist in the collation and preparation of the Departments annual investment programme
  • Review, prepare and deliver the procurement of new contracts to maintain service delivery
  • Carry out and prepare property survey reports including cost estimates
  • Prepare Schedules of Work and tender documentation for issue to Contractors
  • Assist in insurance claims; liaise with solicitors and insurance assessors involved and ensure completion of documentation
  • Provide technical advice to all the staff and tenants
  • Provide training as needed
  • Any other duties as required

The Ideal Person:

  • Relevant 3rd level qualification or equivalent in an Estate Management/Building Surveying/Construction/Engineering related discipline with 3 years experience


  • A minimum of 5 years’ practical experience of administering maintenance contracts and the full range property maintenance tasks and 5 GCSEs (minimum Grade C) or equivalent to include English and Maths
  • Experience of contract management and the use of NEC3 forms of contract
  • Technical experience of maintenance of large buildings and/or housing estates
  • Understanding of public procurement procedures
  • Understanding of social housing
  • Application of Measured Term Contract for Maintenance
  • Hold a full valid driving licence with access to a car
